This has been in the works for months but we finally have all the plans approved and are starting to build in 3 weeks.
32' x 24' 3 car garage with a 1685 sq/ft 3 bedroom house attached.

mmm...three-car garage...

You went with the 2 door option nice! Hopefully that living space doesn't get in the way too much.
![]() 04/10/2014 at 16:58 |

Square-footage is almost 1/3 garage space?
APPROVED! *stamp*

yup I took all the advice I got to heart it seemed 2 door was the smarter choice. It's gonna be fucking amazing!

-you.

great room!
Seriously, I like this floorplan. Congrats.
![]() 04/10/2014 at 17:02 |

Awesome! Congrats! 32x24 is exactly the size I want to build, but I'm thinking making it 32 deep. It will be a three car disguised as a two car...

Ooohhh, What's to be inside the Garage?
![]() 04/10/2014 at 17:03 |
|
Nice man!! That's kind of my ideal size as well (both, house and garage).
![]() 04/10/2014 at 17:03 |

How does that process work? I'm probably going to start looking at houses soon. Three car three bedroom is exactly what I want.

I've been waiting for this for 10 years. I'm 29 now and I only hope to ever have the 1 house so I had to make it right. You would laugh when you hear that it was only an extra $5000 to get the 3 car vs the 2 car. Was a total no brainer.
![]() 04/10/2014 at 17:03 |

That room is... great.
![]() 04/10/2014 at 17:04 |

3 > 2 > 1 > 0
And don't get me started on 4... One day!
![]() 04/10/2014 at 17:04 |

your damn right it is. now I just have to figure out a way to fill the garage with some cool cars.
![]() 04/10/2014 at 17:06 |
|
I'm sure you can probably fit 2 cars deep @ 32ft so technically you would have a 4 car garage!
![]() 04/10/2014 at 17:08 |

you're right! I could get myself a cooper s and an mr2 and park them with room for me and the mrs's daily drivers! She's not going to be happy
![]() 04/10/2014 at 17:10 |

Congrats!

CONGRATS!!!!
I got this done last year. It was like a whole new world. Having more than a 1 car garage for the first time was mind blowing.
![]() 04/10/2014 at 17:13 |

For now a 2013 ford fusion. but now I have the space to put more cars in there. I used to live in an apartment with only 1 parking spot. first purchase will be a bike of some sort.
![]() 04/10/2014 at 17:14 |

Nice! I bought a garage and the previous owners said something like "well we have this house sitting here, do you want that too?" I played hardball and told them no so they just threw it in with the garage for free
![]() 04/10/2014 at 17:16 |

it took me 2 months of back and forth with the designer. I knew what I wanted but they just couldn't seem to get it right on paper. But finally after all these meetings and all the bullshit I finally have my custom house just like I want it with minimal wasted space.
![]() 04/10/2014 at 17:16 |

Nice. Make sure to buy a Hayabusa, Haha.
![]() 04/10/2014 at 17:17 |

I know I have never had any garage ever. 1 car parking spots will now finally be a thing of the past.
![]() 04/10/2014 at 17:18 |

Congratulations man!
I'll be in my new (to us) garage with house nearby soon! Just about another month.

It's definitely easier to buy a house that is already done. In our case after much much research we found out that it was cheaper to build than to buy by a huge margin (we get a much bigger house that is brand new for 50K less that something comparable used).
It varies so much by location that I wouldn't know the first piece advice to give you.
![]() 04/10/2014 at 17:26 |

the garage is pretty much as big as allowed. maximum of 40 feet wide total is allowed for the house and garage. I'm at exactly 40 feet wide so I guess 3 car will have to do. Trust me I would go bigger if possible.
![]() 04/10/2014 at 17:28 |
|
The house is a bit bigger than what I need but it literally wasn't any cheaper to go smaller. If I'm paying the same price may as well get the most for my dollar. The garage on the other hand is perfect!

Sweet ratio! It's going to be awesome
![]() 04/10/2014 at 17:31 |

I'd like to keep my license. If money was no object I would get one of these.
![]() 04/10/2014 at 17:32 |

They included the house for free??? Man you must be one killer negotiator. haha
![]() 04/10/2014 at 17:33 |

I'm looking at about 6-7 months but it will be worth the wait
![]() 04/10/2014 at 17:40 |

Haha, Nice.
If I had a Hayabusa. I'd be either in Jail or Dead.
I'll just stick with my 250 for now.

I like a person who does not cave to conformity (read that, wife). When we moved to current place with extra large garage, we agreed that we each had about half. You do what you want with it. Me, tools, workspace, motorcycle and storage. Her, parking car and storage. Works well.
![]() 04/10/2014 at 17:57 |
|
I have the same arrangement with my wife she can have half the garage as long as it's the smaller half...lol

I'd like to get a dual sport but I doubt I can afford that KTM. I definitely don't have the brain for a Busa.
maybe a KLR 650 or a Triumph Scrambler that I could make something like this with it.
![]() 04/10/2014 at 18:12 |
|
Yeah, I'd like a Dual Sport when I've got enough money floating around to be able to afford two bikes, and a Car.
![]() 04/10/2014 at 18:24 |

Well done.
![]() 04/10/2014 at 18:55 |

What was your research? The websites I have seen so far don't let you filter by garage size. Did you have a Realtor do some of the leg work?
![]() 04/10/2014 at 20:17 |
|
it may be too late, or depending on code, not possible. But see if they will wire in a sub panel in the garage. Just the panel. You can run outlets an extra lighting after that, 210 for a welder, plasma cutter etc cetera
![]() 04/10/2014 at 20:46 |
|
I never thought of a sub panel. I think it's too late for that but I already have 220 wired in the garage and a whole bunch of extra outlets so I think I'll be ok. I got the 220 wired in so I can plug in my tesla one day.

I did not use any realtor. I was talking directly with the builder and a mortgage advisor. and the mortgage advisor and the builder were in touch with each other as well. all the plans we looked at only had a 2 car garage. I just had to pick a plan that would give me the room to have a 3 car garage and had the planner draw it up.
![]() 04/10/2014 at 20:54 |

i wired this one myself, not hard.
The panel is in the spot where the house isn't, the drywall is opposite the laundry room. My garage is more off set to the house than yours is.
I ran 4 ouT let's along each side wall, then one between the doors, inside & out. Although they aren't all done. It's a project....

Nice! Very jealous of your garage, heh.

More like my wife is. She's a master of playing hard-to-get, haha
![]() 05/21/2014 at 16:05 |
|
I know this goes way back but I followed your advice. We just started the build of our house and I will be getting that sub panel in the garage. it was only $150 more than just getting the 220 wired in.
Just wanted to thank you for the advice.
![]() 05/21/2014 at 16:22 |

Good deal, the panel costs about $75 by itself. And you can add whatever you want later.
How long 'till its complete?
WE are cat sitting for some friends and their house will take about 3 months.

I've been told 5-6 months should be in sometime in October.
